Data and systems for developers and contractors, from land to stabilised asset.

Development and construction are the same job seen from two seats, and both carry data across the messiest handovers in property: appraisal and land, design, site, cost and commercial, then sales, leasing and asset management. That includes the trades, subcontractors and maintenance providers doing the work, whose returns and records are where most of the detail actually sits. We help you keep that data intact and usable, so nothing important gets rebuilt from scratch at the next stage.

Where it hurts

Sound familiar?

Appraisal data lives in spreadsheets.

Each scheme is modelled from scratch; assumptions are hard to compare, and portfolio-level views take days to assemble.

Cost and programme reporting is retrospective.

Contractor data arrives as PDFs and Excel, and by the time the CVR lands the job has moved on.

Site data lives in photos and paperwork.

Progress, quality and safety records exist, but not in a form anyone can report on.

Trades and subcontractors report differently.

Every trade sends its own format for valuations, variations, O&M and sign-offs, so someone spends their week retyping it.

Handover loses information.

By the time the asset is stabilised, half of what design and construction knew about it is gone, and the client inherits a data room instead of a dataset.

What we do

How we help.

One scheme and project data model.

A structured way to hold appraisals, programmes, costs, subcontracts and units so every scheme and project is comparable.

Live commercial reporting.

Estimating, procurement, subcontract, cost and finance systems joined so the commercial picture is current, not monthly.

Structured site capture.

Progress, safety, quality and defects captured on site in a format that flows straight into reporting, with a common schema for subcontractor returns.

Sort out the trade and maintenance interface.

One set of templates and integrations for the trades, subcontractors and maintenance providers you use, so their returns land as data instead of email attachments.

Handover as a dataset.

Design, construction and commissioning data delivered structured and ready to load into the asset management or FM stack.

Outcomes

What good looks like.

  • Appraisals and live schemes compared on the same basis, not the same-ish basis.
  • Fewer surprises at month-end, and better tender pricing from clean historical data.
  • Trade and maintenance returns arriving in one format, with less chasing.
  • Board packs generated from data, not typed up on Sunday night.
  • Handover packs that asset managers and clients actually use.

Example engagement scenarios for this audience, drawn from the shape of work we do.

Live commercial picture

Cost reporting moved from a monthly CVR to a weekly view, so overspend on two packages was caught while there was still time to act.

One way in for trades

Valuations, variations and sign-offs from subcontractors and maintenance providers arrive in one format, which took days of retyping out of the month.

Handover as data

Asset, warranty and O&M data handed over structured, so the client's FM team could load it instead of reading it.

Talk through your own numbers

Residential developer · 900 plots a year

One picture of cost, sales and programme per scheme

The problem. Land, build cost, sales and handover data lived with different teams. Board reporting was assembled monthly in a spreadsheet, so problems on a scheme surfaced weeks late.

The decision. The board wanted a new development management platform. We advised against it: the systems were adequate, the scheme and plot references were not.

What we did. We joined appraisal, cost, sales and programme systems into one reporting layer, agreed a single scheme and plot reference, and built dashboards for scheme, region and board.

Estate and facilities operator · 320 sites

Compliance evidence off email and out of shared drives

The problem. Certificates, inspections and remedial records were scattered across contractor emails, drives and paper. Missed statutory checks only surfaced during an audit.

The decision. Rather than roll a new CAFM across 320 sites, we recommended migrating and cleaning the compliance history into the existing platform and tightening scheduling around it.

What we did. We migrated 15 years of asset and compliance history into one searchable record, tied every certificate to a site and asset, and automated inspection scheduling with escalation.
